Navigating Portland’s Evolving Housing Landscape

Portland’s housing market is experiencing notable shifts, with trends in home prices, rental rates, and new developments influencing the city’s real estate landscape.

Current Housing Market Trends

As of March 2026, the median sale price for homes in Portland reached $524,000, marking a 4.8% increase from the previous year. Homes are selling faster, averaging 19 days on the market compared to 24 days last year. Additionally, the number of homes sold rose by 9.2%, with 638 transactions recorded in March.

Rental Market Dynamics

Despite a 1.8% year-over-year decrease in median rent prices across the Portland metro area, housing remains costly for many residents. The median rent now stands at approximately $1,600 per month. This decline is the largest among West Coast regions; however, affordability challenges persist due to high construction costs and limited new development.

Notable Development Projects

Several significant housing developments are underway to address Portland’s housing needs:

Lents 92H

Located along SE 92nd Avenue in East Portland, Lents 92H is a two-phase housing development comprising 219 residential units. The first phase includes 171 units with a mix of studios, one-, two-, and three-bedroom apartments, emphasizing pedestrian-friendly design and durable materials.

Dekum Court Affordable Housing

In the Concordia neighborhood, the Dekum Court redevelopment will provide 187 affordable housing units for residents earning at or below 60% of the median family income. The project features three- and four-story apartment buildings, a community center, and playgrounds, aiming to strengthen community ties and offer quality housing options.

Mass Timber and Housing Innovation Campus

The Port of Portland is transforming a historical marine terminal into the Mass Timber and Housing Innovation Campus at Terminal 2. This 39-acre campus will include a mass timber modular manufacturing facility for building affordable housing, a research laboratory, workforce training, and incubator space for emerging businesses.

Legin Commons

Adjacent to Portland Community College’s Southeast Campus, Legin Commons is set to offer 124 energy-efficient affordable homes. The development will feature a mix of studio to three-bedroom apartments, on-site resident services, and communal spaces, catering to families and individuals earning 60% or less of the Area Median Income.

These developments reflect Portland’s ongoing efforts to address housing affordability and availability, aiming to create inclusive and sustainable communities for its residents.
